This calculator is designed for members of the construction industry to dive a little deeper and fine tune their construction costs? You will be expected to understand the industry terms but rest assured, the detail you receive in return for a small amount of knowledge is fantastic value for money. Please see below a step-by-step guide on how to use the calculator. We also have a video that will guide you through the process.

Now the duration of this build. This will help calculate your site overhead costs.
What overhead and profit margins do you work on? Please choose your desired OHP. (Please note, generically UK construction companies are between 10-20%)
Click for adding preliminaries to the calculator. A description of what preliminaries are is stated under this option. Some of these preliminaries will be weekly and ongoing for the project and some will be a one of cost to the project.
Your project will most likely need scaffolding and skips. If so, click away.
You project may need some additional plant hire other than the mandatory plant for excavations. Is the access tight and needs a pump to pump the concrete in? Are there particularly heavy items that need a crane?
Does your project require some demolitions? On this section only you need to do a few calculations yourself. Imagine 1x man, 1x week is £800. Just work out how many weeks the demolition would take to enter the provisional sum.
Does your build require foundations? This will only be mandatory if its a ground floor extension and not being built of an existing structure. If this option is required, please give the overall length of foundations needed. For example, if your extension is 3 meters out from your existing building and 8 meters long this would 3+3+8, making 14 meters in total.
Is your project having block and beam for the ground floor? If so, a spine wall will be required, so please click this option.
Each project will require a different amount of drainage. Please select what is relevant to your project.
Ground floor make ups can vary. We have given you the three most common ground floor build ups to choose from.

Now onto the wall finishes. Please choose from the variety of wall finishes in the UK. This will calculate the two skins of masonry, wall ties, damp courses and insulation.
Is your roof a flat roof or pitched roof? Please select your desired choice.
Once you have chosen your style of roof, please go through all the options. Perhaps your pitched roof will be vaulted? What style of tile are you having? What membrane would you like to be installed on the flat roof.
Inside your extension, do you require any additional walls? Perhaps you are wanting to create another room? If so, please enter the over length of the wall and our calculator will calculate all the carpentry, insulation, plastering and decorating to this wall.
Is the project a double storey and needs a staircase to the first floor- Please select one of the options.
Are you wanting to know the costs of plastering? Click this option to get a cost to plaster all new areas. Additionally, are there any existing walls you want replastering? Please enter the quantity on m2 below and we will calculate the cost for you.
Choose the number of internal doors that are installing into the project. What style of doors? We have a variety to choose from.

Are you having a kitchen in your extension. Choose from the three options. If no kitchen is required please move on to the next option.
If your projects needs a plumber, please choose from the following options that you need plumbed. We have a variety of options for you to choose from, simply choose what needs plumbing in and we will calculate the costs for you. You can even choose UFH or radiators!
Same applies for the electrics.
Do you want the decoration included? The estimator pro give you more option than the ball park on the decorating. Would you like just ceilings? Or perhaps ceilings and doors to be painted? Maybe not the doors but ceilings and woodwork? Go crazy and get it all done- your call.
